Project Update: Tuesday, February 26, 2019

The Truckee CA area has been experiencing a record-breaking amount of snow with 5 feet in some areas. This has caused viewing traffic to slow down but we are happy to report that our contractor and his crew have continued interior work as usual during this weather.

Attached are some photos of Lots 38/39 interior work.

Once the roads are more passable, the snow will become a benefit as it will bring great numbers of skiers and therefore more traffic for viewing the finished homes.

Our developers are planning on going back to Truckee soon to check in with builder and real estate agent to be sure we are doing everything we can to successfully market these beautiful homes.

Here’s the latest from our realtor:

“We had 2 agent showings this past week and today the weather has cleared, and the sun is a welcome treat! I have lived in Truckee for 25 years and have never seen this much snow in town! Both buyers liked the units and are thinking about it. Both agents also thought that they are priced well and they liked them better than the Boulders Condo project. The next few days we hope to have some more activity! We are having an open house tomorrow as well!”

Additional feedback from the Developers

We are all concerned with the lack of sales at Spring Creek and are trying to come up with marketing ideas to help drive more traffic, but the weather has not really cooperated with us. We just received a massive amount of snow (4feet in town and 8 feet on the mountains). We are expecting more this weekend (1-3feet) and more next week.

We just started a new marketing campaign where we are offering 2, 1-year passes to the Rec Center for the fitness/pool facilities with the purchase of a Loft. This is a $1200 value to any potential buyer and helps to tie in the accessibility and proximity to the Rec Center.

Also, the Chamber of Commerce is going to do a feature on the Lofts! that will discuss the local affordability, the access to the Martis down payment assistance fund, and the fact that there are no vacation rentals in Spring Creek (which we believe to be a selling point to locals and vacation home owners that don’t want a party happening every weekend next door).

The Lofts are still by far the least expensive new construction in the area and are a great value!

The Boulders, our closest comparable product, has not had a sale since November 2nd .

Project Update: Tuesday, December 24th, 2018

The construction on Lots 38 and 39 is going at a great pace. Please see this month’s photos. Exterior framing is complete and interior framing is well underway, along with stairways. We are pleased with the builder’s momentum.

The next set of lots to be built is lot 40 and 41 and the groundwork will begin on those lots very soon.

Showings on the finished units on lots 42 and 43 have had a couple of slow weeks but it looks like things will be picking up. Here is the latest update direct from our realtor:

“We had a slow week. We did have a few showings and one agent said her client has some interest. The market has been slow as well and that should all change this weekend with the holiday coming up. We are a vacation home community and we are about to get inundated with 50,000 people in our small community, so we hope to see an increase in activity. We will be holding some open houses to try and get more folks walking through.”
