A. Our internal policy is to have completed the PRE-CONSTRUCTION phase before any investor funds are collected. So we collect investor funds ONLY after the project is ready to GO…..(the land is bought, permits granted and plans approved). Generally construction starts within 2 weeks of collecting investor funds
A. Yes, our projects usually have a minimum investment of $100,000. In most cases, investors who participate do so on a fractional basis, with other investors wishing to participate in owning equity in the same project. So, you can invest the exact amount you’d like to deploy. It’s your choice.
A. Although no one can mitigate against all risks in real estate, several process steps are put in place to keep the project on time and on budget:
- The first step in the process is to select the best local general contractors to complete the work, plus having good project management in place.
- All project costs are then centrally managed across all stages of the project to avoid the possibility of builder mark ups on materials.
- QUALITY & TIME clauses to motivate builders are included in all contracts
- We also realise even with the best planning there can be unexpected expenses that arise. So healthy RESERVES are always budgeted for in each project. Importantly so unexpected costs are not diluting investor returns.
In addition frequent on site building inspections are completed for each project. As a smaller company, we are also able to pay greater attention to detail
A. We make regular visits to the project and provide investors with Project Video updates. These are available through a secure investor portal on our website, approximately once to twice a month depending on the stage of the project.
We are also only one phone call away should an investor require any further information.
A. We are always in contact with investors looking for investment opportunities. Plus this is one of the purposes behind us establishing our Quinlan|MacKay community. For our long term investment projects that are over several years, we generally have multiple pre-planned investor pay-days planned upfront into our finance structure. However if an investor wished to exit at a different time point, we would make every effort to find a replacement investor to facilitate an early exit. For short term investments this may be more challenging. Nevertheless, we would also make the same effort to find a replacement investor to buy into the project and facilitate an exit. However it should be recognized that an early exit may lead to a lower ROI than had the investor stayed in the project for the whole duration.

A. NO...We offer a mixture of investment types as well as both short & long term options to investors. We have boutique multi-family projects, while other projects range from small developments of high end single family homes, through to more affordable housing projects such as developments of town homes. Importantly, what all our projects have in common is: they are all in great locations, where upfront extensive research on the market.has been completed.
A. Depending on the project size we generally have approximately 5-8 projects in our pipeline per year.
